Q: What types of properties do you appraise?
A: Green Leaf Appraisals,
Inc inspects single family residences with values under $1M, multi-family residences (up to four units), manufactured
homes, vacant land and a plethora of others. Please see our Services page for more details.
Q: Are you FHA approved?
A: Yes, we are FHA approved. We also have extensive experience
with REO (bank-owned) properties and foreclosures.
Q: Do you only service lenders?
A: Not at all! Green Leaf Appraisals, Inc primarily works with
mortgage lenders and banks. We also provide appraisal services for relocations, estate planning, divorce, bankruptcy,
tax liens, and for homeowners who are just plain curious. Contact us to see what our rates would be any of
these specific situations here.
Q: How long does the appraisal process take?
A: The inspection itself takes from 15 minutes to one hour, depending
on the home, upgrades, land, and location. Green Leaf Appraisals, Inc works on a three day turn around after inspection
schedule. During these three days, we contact city and county offices to verify codes and zoning, real estate agents
to verify neighborhood sales, and reference internet databases for information necessary to each appraisal report. On
more difficult properties, this timeline can be extended due to a lack of information, similarity or area density.
